FAQs
Why should I get an appraisal?
Litigation and tax appeals involving commercial properties can be complicated. There are multiple reasons to get a real estate appraisal for these purposes:
Accuracy & Credibility: An appraisal provides an unbiased, expert valuation of property, assets, or damages. This perspective is critical in disputes where the value of your real estate is contested. An appraisal from a qualified professional can lend credibility to your claims, especially if the opposing party is presenting their own valuation.
Settlement Negotiations : Having a professional appraisal can strengthen your negotiating position by providing a clear, expert-backed value. This can be important in reaching settlements or during mediation. An appraisal may also assist in resolving disputes more efficiently, potentially avoiding prolonged litigation.
Expert Testimony: An appraiser may be called to testify in court, providing expert testimony that can help clarify complex valuation issues for the judge or jury.
Unbiased Analysis: In disputes where different valuations are presented, having an independent appraisal provides a third-party perspective that can be used to compare and evaluate the differing opinions. We also provide review appraisals, which offer a professional opinion of another appraiser's work.
How long do appraisals for litigation support / tax appeals take?
Appraisals for conventional commercial properties typically take 3-4 weeks (15-20 business days) to complete. Rush orders can be requested but usually require a higher fee. Appraisals for tax appeals can take considerably longer than appraisals for bank financing or prospective sales because of the higher level of reporting required. Appraisal reports completed for tax appeals will be used in a court of law, which requires the appraiser to explain their conclusions in more detail and bulletproof their analysis. Appraisers must also follow a particular methodology in appraisals completed for appeals -- namely, the methodology often employed by assessors -- which can require additional research and reporting.
